Preliminary Project Audit
Complete documentary review during the design phase. We evaluate all data entered into the EDGE App, along with technical evidence, architectural drawings, and project specifications.
This stage allows early identification of improvement opportunities, optimization of the building’s sustainable performance from the start, and prevention of rework or additional costs during final certification.

Final Certification Audit
Thorough verification of the “as built” documentation and on-site audit of the completed building to confirm the actual implementation of water, energy, and material savings measures.
This is the decisive step for issuing the official EDGE certification, ensuring all sustainability targets have been met and the building is ready to receive the international seal.

Daniel Medeiros, Eng. Ph.D. is an officially licensed EDGE Auditor by GBCI, SINTALI and IFC (World Bank), responsible for all EDGE certification projects at Cyrcla in Brazil and internationally.
With over 20 years of experience in environmental certifications, he has been a LEED AP BD+C by USGBC since March 2011 and has led LEED, Fitwel, and EDGE projects for major companies such as SAP, Brookfield, P&G, Bresco, MASP, and others. His academic background includes a Ph.D. in Civil and Environmental Engineering from the University of São Paulo (USP), a Master’s degree in Water Resources and Environmental Sanitation and a Bachelor’s degree in Civil Engineering from the Federal University of Rio Grande do Sul (UFRGS), as well as an MBA from the Escola Superior de Propaganda e Marketing (ESPM). He also conducted research at the University of British Columbia in Canada and served for over 15 years as Researcher, Professor, and Head of the Civil Engineering Department at Unisinos, and as an Accredited Assessor for Cradle to Cradle (C2C) certifications by itt Performance.

FAQs - EDGE Certification and Audit
What types of buildings can receive EDGE certification?
EDGE certification applies to several building typologies, including:

industrial buildings and warehouses.
Any typology available in the EDGE App can be certified. If your project has special characteristics, we evaluate it on a case-by-case basis.
Is EDGE certification only for new buildings or also for existing ones?
EDGE certification can be applied to both new constructions and existing buildings/retrofits. New projects usually require both Preliminary and Final Audits. Existing buildings can use the Operations Audit or Retrofit route with on-site verification.
How long does it take to receive audit responses?
- Preliminary Audit (project and EDGE App analysis): first complete response within up to 2 weeks after all documents are submitted.
- Final Audit (after site visit): first complete response within up to 2 weeks after the on-site inspection.
For projects with many repeated units (e.g. apartments), does the on-site audit need to be carried out in all spaces?
No. For projects with repetitive spaces, the on-site audit can be performed by sampling, according to official EDGE rules. This significantly reduces time and cost while maintaining full reliability.
Is a preliminary certificate issued after the project audit?
Yes. If the project meets the minimum 20% reduction in energy, water, and materials, we issue the EDGE Preliminary Certificate. This certificate can be used in marketing and sales materials (with the proper note that it is a preliminary certification based on the approved design).
What is the difference between the Preliminary Audit and the Final Audit?
The Preliminary Audit is carried out during the design phase and analyzes the data in the EDGE App and all documentary evidence. The Final Audit is performed after construction is complete and includes on-site verification of the implemented measures (“as built”).
For new constructions, both stages are usually required. For existing buildings or retrofits, only the Final Audit is typically needed.
What is EDGE Advanced certification and EDGE Zero Carbon?
EDGE Advanced requires 40% energy savings (above the minimum 20%). EDGE Zero Carbon goes further, requiring on-site and/or off-site renewable energy and carbon offsets to achieve net zero GHG emissions. Both are additional certifications that add even more value to your project.
Are practical tests performed during the on-site audit?
Yes. In addition to visual and documentary verification, the auditor performs practical tests (e.g. flow rate measurements of faucets, showers and sanitary fixtures) and inspections to confirm that the sustainable measures have been properly implemented according to the project.
